Formstone is the cement-based faux-stone facing applied over thousands of brick rowhome fronts in the mid-1900s — sold door-to-door as a maintenance-free upgrade, troweled over the brick in textured, tinted panels scored to look like stone. Love it or laugh at it, it's a genuine piece of Philadelphia's streetscape — the River Wards and South Philly wear more of it than almost anywhere.
How does formstone age?
Three ways, and the difference decides everything:
- Sound and dull: the facing is solidly bonded but faded, chalky, or grimy. This is the paintable condition.
- Locally failing: cracks and loose sections in spots, sound elsewhere. Patch first, then coat — a normal scope for us.
- Delaminating: the facing is separating from the brick behind it — you'll hear hollow sounds when tapped, see bulges or open seams. Coating this wastes your money; the facing needs repair or removal decisions first.
Can formstone be painted well?
Yes — when it's sound. It's a cementitious surface, so the system is masonry rules: thorough washing, patching failed sections, a masonry-appropriate primer, and a breathable coating so moisture in the wall can escape. Done right, painted formstone looks intentional and refreshed instead of tired. Done with ordinary wall paint and no prep, it peels in exactly the pattern you'd predict.
Paint it, or remove it?
Removal is a masonry project, not a painting one — and what's underneath is a gamble, since the original brick faces were often scarred during installation. Plenty of owners choose to keep the formstone and paint it well; some restore the brick.
